GENERAL CONDITIONS
Premises
Article 1.-. The tenant accepts the premises in which he receives them. The tenant accepts them for the duration for the lease and undertakes to make no use of them other than for the stated purpose.
Financial Guarantee
Article 2.- The tenant shall deposit the mentioned amount by banking transfer as a guarantee. This will be reimbursed after an examination of the premises and within 30 days of the end of the lease.
We expect tenants to hold an internationally valid liability insurance. The tenant is responsible of his own actions and accompanying persons.
Furniture and furnishings
Article 3.- The lease includes the furniture and furnishings listed in the inventory. The tenant shall on termination of the lease return them in the original condition and place. With no other deterioration than wear and tear. Aside from acts of god, no furniture or furnishings maybe removed from the premises.
Special Services
Article 4.-.Résidences La Côte has a right to visit or to show the rented accommodation between the hours of 10am and 6 pm. We will endeavour to notify our guests in advance.
Short term Rental
Article 5.-. The primary function of the premises is Short-Term-Rental and it shall not be used as a primary residents nor may it be sublet to third-parties.
Tenant’s liabilities
Article 6.-. The Tenant shall inform the Landlord and confirm in writing any damage or threatened damage to the premises and its fixtures and fittings or evident of gas leaks pluming or electrical faults so that they may be repaired immediately with the appropriate tradesman. The tenant is liable for any damage resulting from the non-observance of this rule.
Jurisdiction
Article 7.-. Subject to any contrary provision of this Lease, the Rules and Rental Practices of the Canton of Vaud shall govern relations between the Parties. The provisions of Swiss Federal Contract Law (Code of Obligations) shall apply where the present Lease and its annexes do not provide otherwise.
